Frequently Asked Questions

  • How do I rent a vacation home in Saratoga?   We try to make this as easy as possible for you!  If you find a home on our website that you are interested in, you can email your interest/questions or call us at 518-583-4007.  If you can't find what you're looking for, feel free to give us a call.  Once we have confirmed that the home is available and that home is the best choice for you, we will email the lease documents to you

  • How do I pay for my Saratoga vacation rental?  We only accept checks at this time

  • When do I pay for my Saratoga vacation rental?  If you book the reservation more than 90 days in advance, we can split the payments in 2, with half the rent due with the signed lease documents and the balance and security deposit due approximately 60 days prior to your your arrival.  If you book the reservation within 90 days of your arrival, the full rent and security deposit will be due with the signed lease documents

  • Is there a minimum stay required?  Yes, each listing has the minimum rental required by the homeowner.  We do not do nightly rentals
  • How do I get keys when I arrive?  Once the lease documents have been signed, the homeowner will make those arrangements directly with you, and answer any questions you may have.

  • Who pays your commission?  The homeowner pays my fee...our services cost you nothing!  Depending on the situation, you may be asked to write a check for the commission, but that comes out of the homeowner's proceeds.

  • Are there any other fees?  All of our rental listings require a refundable security deposit, and some charge a cleaning fee, which may be separate or come out of the security deposit.  If you are renting in a Homeowner's Association, there may be a refundable cost for access to the recreational facilities. There are no taxes on these rentals. 
  • If I own a home in Saratoga, how do I list with you?  Give us a call and we will be happy to discuss our listing policies with you.
